First violation- owner will receive a letter along with a copy of the particular rule and/or section of the declaration or Bylaws.
Second violation– a second letter will be sent to the owner, this letter will require the owner and/or tenant to appear before the Violations Committee to plead their case. The Committee will make a recommendation to the Board as to what measures are to be taken regarding the matter.
If the Board accepts the Committee’s recommendation, then fines may be levied against the owner.
Note: Only a maximum of $100.00 per day may be assessed per occurrence which can reach up to $1,000.00 per violation. As per Condo Law, a unit can not be lean because of a pending fine.
